Terms of commission

These terms govern work commissioned from Tenant Routehub Analytics (“the desk,” “we”) by a client (“you”). By sending a written commission, paying a deposit, or sitting a briefing, you accept them. If you do not accept them, do not send papers and do not pay a deposit.

The work

We prepare occupancy and operating reports, rent-roll reconstructions, lease-expiry maps, quarterly briefings, and related plates for multi-tenant buildings. The letter of commission names the buildings, the language of the bound copy, and the fee. Anything not named is outside the work.

Figures in a report come from papers you supply and from observations you permit (for example a walk of common parts). We mark gaps. We do not invent occupancy, rent, or arrears to complete a plate.

Your papers

You warrant that you may give us the copies you give us. Originals should stay with you. We may keep working copies for the period in the privacy notice, then destroy or return them as agreed.

Intellectual property

The bound report and plates are licensed to you for your own briefings, financing discussions, and internal sittings. You may copy them for those uses. You may not publish them as our specimens, resell them, or present them as a valuation or a legal opinion. Specimen ledgers at the desk remain ours. Our house style — rules, plate layout, wording of gap notes — remains ours.

Liability

The report is a drawing of the papers. It is not a guarantee that a tenant will pay, that a lease is valid, or that a building is free of dispute. Our liability for a given commission is limited to the fee paid for that commission, except where Georgian law forbids a limit (including liability for wilful misconduct). We are not liable for lost deals, delayed sales, or family arguments that follow a truthful plate.

Confidentiality

We do not discuss your tenant names in public. Redacted specimens stay at the desk only with your permission.

Governing law

These terms are governed by the law of Georgia. Courts in Tbilisi have jurisdiction, without prejudice to any non-excludable rights you have as a consumer under Georgian law.

Changes and contact

We may update these terms for new commissions. The letter you accepted remains the letter for that work.
