When the inherited spreadsheet and the keys disagree, we rebuild a rent roll from leases, envelopes, and whoever still knows the courtyard.

A surprising number of Tbilisi courtyards still run on a file left by a cousin, a former agent, or a bookkeeper who emigrated. Unit 12 is called 12 in the bank, 11-A in the lease, and “the baker” in the caretaker’s mouth. Until that list is one list, no occupancy report is honest.
What we do
We rebuild a working rent roll: unit identity, tenant name, use, contractual rent, and what has actually been received. Each line carries a source — lease clause, bank line, signed note, or “caretaker, 12 March, not contradicted by paper.” Lines that cannot be sourced stay marked.
You receive the roll as a printed schedule and as a simple table you can keep. We do not replace your bookkeeper. We give them a list that matches the building.
What we need from you
Access to leases or copies. Collection records, however incomplete. Permission to walk the common parts once if unit numbers on doors disagree with the file. A person who can be telephoned about nicknames — “the atelier on the lane” is not a unit number.
Limits
We will not guess a rent because a similar unit on another floor pays a certain amount. Informal occupation is recorded as informal occupation. If a tenant refuses to be named, the line says so.
This work often comes before an occupancy and operating report. Many owners commission both; the reconstruction fee is credited in part against the report if the two are agreed together.
Write with the street and a sentence about who last kept the roll. That sentence usually tells us how long the work will take.
